Industrial Plots / HRERA - 110 & 135 of 2017

Why do we need an Industrial plot and why we cannot make industries where ever we feel like, maybe in our homes? These are some questions that come to our mind when we think of buying an Industrial plot, especially for small-scale industries, or industries which do not require large floor areas to operate.

First and foremost, Industries should only run on the designated Industrial Plots, for various reasons: Pollution both noise and environmental causes traffic congestion is Hazardous for the neighbourhood, Increases the Density of people, plus commercial activity in the residential area has its own downsides. Keeping all the parameters in mind, the town planners divide the city into a few parts, wherein they create Industrial corridors/ Industrial Hubs / Industrial towns and have some specific sized Industrial Plots.

Buying an Industrial plot is always a good move for people involved in manufacturing or any kind of Industrial work. On a designated Industrial plot it's easier for the Industrialists to get Licenses and approvals from govt. bodies. Also being in an industrial town gives them an added advantage, in terms of buyers and sellers of their products within the industrial town itself. Mostly for a bigger Industry the feeder smaller industries mushroom near the plant itself. This way a lot of waste of time, money, and energy is saved and money saved is money earned.

Industrial Plot in an Industrial town has another big advantage, the Industrial towns are not easy to move, even if the city expands its boundaries, Industrial plots remain in the same place and their property value increases. Even if the Industrial hub is asked to move out of the ever-expanding towns, it is a profitable move for the Industries, as the owners will sell their industrial plot at a much higher price and buy a new plot at a much lower price. In some cases, it has been seen, that Industrial plots can also accommodate industries like Information & Technology, wherein many people have converted their Industrial units into offices and using them for IT and ITES service-related units.

All in all a Designated Industrial plot is not only good for society but also very fruitful for the buyer.

Industrial plots, commercial plots, warehousing plots, and residential plots all coming up in a big way in the Reliance project situated at Jhajjar, Haryana under a well-planned township. It will be built on more than 8000 acres of land We at settlersindia.com are attached as premium channel partners with them and would be pleased to assist everyone with any quarry related to industrial plots and warehousing plots. MET (Model Economic Township) is located about 5 km from Farukhnagar, 14 km from Jhajjar, 17 km from Bahadurgarh, 30 km from Gurgaon city in Haryana, and 18 km from Najafgarh in Delhi. It lies within the influence area of the Delhi-Mumbai Industrial Corridor (DMIC) Project and the Government of Haryana has recommended it as a node of the DMIC.

The project is also connected to the western Dedicated Freight Corridor (DFC). It has all the infrastructure strengths such as power, gas, and water. It is well connected by road, rail and as an international airport. The industrial plots can be purchased as per the requirement as it is available in all sizes above 1000 sq meters In today’s scenario most industries are being asked to move to the outskirts of the city limits and this is one big opportunity for industries and warehousing companies to set up their base. A few Japanese companies have already started their production and two major warehousing companies have started their operations. Even multinational companies now are out souring the warehousing activities to third-party logistic players and the warehousing business is growing multifold.

The warehousing industry is growing at a rapid pace, with an estimated Annualised growth rate of 15% from 2018 to 2024.  India is gaining ground on the world Logistics index and climbing up the ladder. There are various factors, behind this growth rate. Most important is the overall growth of the Industries in India. With the modern methods and techniques being applied by the industries, the warehousing infrastructure will play a vital part.

Modernization of the Transport system will also impact the growth of the Warehousing Industry. Till now the warehousing industry has been concentrated down south, with more than 50% of warehousing and Logistics hubs being there. But Haryana in the North is fast catching up with them. There is a Haryana Logistics and Warehousing Policy being implemented ( not in place right now ), with clear guidelines for the industry. This policy allows certain incentives to the new and existing players, hence encouraging more and more companies to grow or shift focus.

Haryana enjoyed the location advantage, many freight corridors pass through the state. Haryana has many large industrial parks and Industrial towns, with a growing need for warehousing and logistics for them. Also, Delhi state is pushing out industries from Delhi, as NGT is coming hard on the unplanned growth of the small and big industries in Delhi state. Most of them are responsible for the pollution factor in Delhi. On the other hand, Haryana offers more land, electricity, and water for the Industrial zones to develop. Many national and international warehousing hubs are already established and more are coming up soon. The Haryana government is aggressively signing with the companies to establish the Logistics Hubs in the state.

For the benefit of those, who are not a part of this industry, we must explain a few things before proceeding further.

What is a Warehouse – in simple language, any place which offers safe storage, with boundary walls, can be termed as a Warehouse. A place that offers storage, space for packaging, labelling, etc.

What is Logistics – Any commercial activity involving Transportation, Storage, and distribution can be termed as Logistics.

As per the Haryana Government’s Logistics and Warehousing industry policy, one needs a minimum of 2 acres of land to establish a warehouse for Agricultural products. The unit should be located on a minimum 25-foot road, only then the license can be obtained for warehousing. For non Agricultural warehousing, one needs a minimum of 5 acres of land, located on a minimum 30 feet-wide road.

Logistics parks – for developing Logistics parks, the minimum area of land needed is 50 acres.

Haryana has many advantages, because of which the Logistics and Warehousing industry is growing at a rapid speed.

1.     Locational Advantage – Located next to Delhi state, surrounding it from 03 sides. Close to the international airport. An integrated aviation hub is coming up in Hisar, for which Haryana needs to develop this industry. A couple of freight corridors pass through Haryana State.
2.     Availability of land at cheaper prices.
3.     Availability of the workforce, both skilled and unskilled.
4.     Availability of good roads and other infrastructure to support the Industry.
5.     Housing for the workforce.
6.     Connectivity through roads and Railways.
7.     Definite policies and guidelines provided by the Government.
8.     Ease of doing business.
9.     Haryana houses many export-oriented units, which required warehousing and logistics facilities.
10.  Once the policy is in place, there would be incentives offered to the Industry.

In the past, Warehousing and Logistics were not handled professionally and were carried out on an ad-hoc basis, with individual efforts. Growth was haphazard and limited.

Presently the governments in various states including the central government have released the potential and necessity of the planned growth of this Industry. Hence steps are being taken to, organize and modernize the sector and many new policies are being implemented.

Future is promising, with a growth rate of 15% per annum over the next three to four years is phenomenal. This industry is going to provide jobs to thousands. Along with the Jobs, other infrastructure will also develop, to give a healthy lifestyle to people engaged in the Warehousing and Logistics industry.
